How e-Khata Land Record Manipulation Scam Works
Overview This scam targets property buyers hunting for bargains on popular Indian online platforms like OLX and 99acres. Perpetrators prey especially on Indians and NRIs searching for quick sales in high-demand areas. The fraudulent 'sellers' promise lucrative deals and back their claims by presenting digital property documents that appear legitimate. However, these records have been maliciously altered, making the scam particularly dangerous—buyers risk losing large sums in advance payments with little chance of recovery. How It Works The scammer creates a seemingly genuine listing for a desirable flat, plot, or house on OLX or 99acres. Claiming an urgent need to sell—often due to job relocation or family reasons—they entice buyers with below-market prices. When a buyer expresses interest, the scammer shares digital copies of e-Khata or land mutation documents, allegedly pulled from state-run portals like Bhoomi or Bhulekh. These records are either forged or manipulated using digital tools and may include fake names, digital signatures, or liens. The fraudster then pressures the buyer for a rapid advance payment (often 20-50% of the value), usually through UPI or even cryptocurrency. Once the money transfers, the listing disappears and the seller's number goes silent. India Angle This scam has adapted to India’s ongoing digitization of land records and widespread UPI usage. Popular in Bengaluru, Hyderabad, Mumbai, and other urban hubs, scammers exploit unverified classifieds and real estate platforms. NRIs—especially those less familiar with new digital systems—are common victims, but young homebuyers and families across India have also fallen prey due to digital urgency. Real Examples 1. "Due to urgent transfer, available for only Rs. 30 lakh (full e-Khata updated). Immediate payment gets preference." 2. WhatsApp message: "See my e-Khata details attached from Bhoomi portal. Please pay ₹6 lakh advance via UPI for locking." 3. Phone call: "Just verify online—no need to visit. Others are waiting, confirm now or lose the deal." Red Flags - Scammer refuses to arrange property site visits - Advance payment demands without legal agreements - Digital property records sent via WhatsApp or email but do not match the official website - Urgency around making decisions within hours - Seller insists on "digital verification" only Protective Measures - Check property records on state government portals yourself (e.g., bhulekh.gov.in) - Never pay any amount before physically inspecting the property - Meet the seller in person at the property location - Insist on original documents and verify with the sub-registrar - Use only RERA-registered agents/brokers If Victimised Act quickly: 1. Immediately contact your bank to try and freeze the payment 2. File a complaint with the local cyber cell or via cybercrime.gov.in 3. Call the 1930 helpline for digital payment frauds 4.
